The most competitive office leasing options are usually found on the edge of the CBD or decentralized locations. Hence, this is why many of the buildings in these districts make up the bulk of our ‘best picks’ in the economy range.
Parkview Square, opposite Bugis Junction and just outside the CBD, probably offers the highest quality space in this category. It has raised flooring, an efficient column-free layout and is close to many amenities and an MRT station. However, the available units are limited. Close by, at The Gateway, rates are even more competitive and the choice is wider. The building still has a very good corporate image and excellent natural light, plus facilities like function rooms and ample car parking.
On the other side of town, United Square on Thomson Road opposite Novena MRT is a good choice, with unlimited car parking, a link to a 3-storey shopping centre and an MRT station opposite. Valley Point on River Valley Road is superb value for such quality space, but access to the MRT station is still by shuttle bus at the moment until Great World City MRT station is completed next year.
Nearby, Central Plaza, part of Tiong Bahru Plaza, is a good choice because it is reasonable quality space, column free, with flush floor trunking and good natural lighting. Located directly above an MRT station, there are many amenities within the shopping complex and it is a good choice for those companies who prefer to be towards the West of town.
Further West, on Alexandra Road, PSA Building will have a wide choice of space coming available later this year, after PSA move to their own building. South facing units have sea views to die for, the space is column-free with raised flooring and the building is only a few minutes walk to Labrador MRT station. Closer to town, Harbourfront Centre offers efficient space at some of the most competitive rates around. The floor plate is huge, so it is important the unit is close to the lift lobby.
Rents are advancing inside the financial district, so GB Building and The Globe are the only two buildings that make it into this category. The former is a relatively old building, but has an efficient square shaped floor plate. The Globe is newer, has reasonable quality with raised flooring and good natural lighting. The floor plate is relatively small at only 2,500 sq ft, so will suit smaller space users who prefer to have a whole floor to themselves.
