The former Fuji Xerox Towers site at 80 Anson Road is being redeveloped into Newport Plaza, a 45-storey mixed-use development comprising Grade A offices, branded serviced apartments, residences and ground-floor F&B.
For office tenants, the main component is Newport Tower, which will provide approximately 220,000 sq ft of new Grade A office space across eight floors, with completion currently expected in 3Q 2027.
The redevelopment is being undertaken by City Developments Limited under the URA CBD Incentive Scheme, which provided a 25% uplift in gross floor area to approximately 655,000 sq ft. The 215-metre development has been designed by Nikken Sekkei in collaboration with ADDP Architects.
The overall development combines offices, serviced apartments, residences, dining and landscaped public spaces within a single mixed-use building.
Newport Tower: Office space at a glance
Newport Tower will occupy levels 2 to 9 of the development, above the F&B space on level 1. Current leasing information indicates:

Dining, landscaping and mixed-use amenities
Newport Plaza has been designed as more than a conventional standalone office tower. Ground-floor F&B will be complemented by landscaped spaces throughout the development, including an urban edge at street level, office roof terraces, gardens and several sky gardens.
The building also includes branded serviced apartments on levels 10 to 22 and 246 Newport Residences apartments on levels 23 to 45. For office occupiers, the wider mix of uses should provide additional dining, meeting and amenity options within the development.
Newport Plaza has also received BCA Green Mark Platinum Super Low Energy certification. Sustainability features include energy-efficient design, extensive landscaping and greenery integrated throughout the building.
Prime CBD location with excellent MRT connectivity
Newport Tower sits between the established Tanjong Pagar office district and the longer-term Greater Southern Waterfront transformation area.
It is within walking distance of Tanjong Pagar MRT on the East-West Line, Prince Edward Road MRT and Cantonment MRT on the Circle Line. Prince Edward Road and Cantonment opened in July 2026 as part of Circle Line Stage 6, completing the Circle Line connection between HarbourFront and Marina Bay.
A link bridge is planned to provide direct access between Newport Plaza and Prince Edward Road MRT when the development is completed.
The location also provides convenient access to the wider CBD, including Shenton Way, Marina Bay and Raffles Place, together with the restaurants, cafés and other amenities around Tanjong Pagar and Duxton Hill.
What this means for office tenants
Newport Tower will enter the market at a time when new Grade A office supply in the CBD remains limited. Current market forecasts identify it as the only major non-strata office development scheduled for completion in 2027, following Shaw Tower in 2026.
For prospective tenants, the main considerations include:
- Large floor plates: Offices of up to approximately 34,700 sq ft could suit larger companies seeking substantial contiguous space.
- New Grade A specifications: Modern building systems, efficient floors, higher ceilings and sustainability credentials may appeal to businesses considering an upgrade from older CBD buildings.
- Improved connectivity: The completed Circle Line and planned direct connection to Prince Edward Road MRT strengthen access to the southern CBD.
