Following the comprehensive refurbishment of the building back in 2021, there are still several whole floors available on both low-rise (11,689 sq ft per floor) and high-rise (9,483 sq ft) levels. With the relocation of its anchor tenant last year (KPMG to Asia Square) this building had whole swathes of office space come available for lease during the course of 2022. In fact, over 12 whole floors remain available and the total amount of space currently vacant exceeds 161,000 sq ft.
Whilst it is one of the older buildings, the landlord is planning a major upgrade for the property. The shape of the floor is a surprisingly efficient square and is column-free, with windows on all four elevations. There is a basement food court, excellent car parking and there is easy access (mostly covered) to Raffles Place MRT station. 70 Anson Road

This brand-new development was only completed in June 2022, so this scheme is less than one year old. Whilst the top two floors of this 27-storey building are occupied by serviced offices and the rooftop is for F&B, there is a wide choice of floors averaging around 7,250 sq ft. The lower floors can be subdivided to provide units from 1,240 sq ft upwards. The space will suit small to medium size SMEs looking for new space in the heart of the CBD. This building might not be on everyone’s radar, but the property offers some of the most competitively priced office space in the whole of the Orchard Road area. The property has a very large floor plate of around 35,000 sq ft. Therefore those units in the centre of the floor are without windows, but those on the edge offer bright space with good natural lighting. The tall floor-to-ceiling height tends to make the space look larger than its actual size. There is a bridge link to Centrepoint Shopping Centre, so access to Somerset MRT close by can be covered all the way.
Units here range from 1,000 sq ft to 14,000 sq ft (six units combined). The ample choice of pubs/restaurant close by and easy access to Orchard Road is a popular selling point for this property.More information on 51 Cuppage Road
152 Beach Road

For some reason Gateway East has more space available than Gateway West, although the latter gets more afternoon sun, which can make the internal spaces warmer. Available units range from 1,000 sq ft to a half floor of around 6,400 sq ft. The attraction of this building is not only the reasonable rental rate but its location just before the CBD gantry, excellent car parking and superb natural lighting with full-height windows. The nearest MRT is Bugis Junction, about a six to seven-minute walk via the underground link from Duo Tower (opposite) to Bugis MRT station.More information on The Gateway East
491 River Valley Road

Valley Point offers some of the most affordable office space in and around the CBD. Units range from 1,100 sq ft to 7,729 sq ft and the space has good natural light and flush floor trunking. The office tower is adjacent to a small shopping mall and there are serviced apartments in the opposite tower. The quality of space is very reasonable and it is mainly the lack of proximity to an MRT station which is often an issue for new tenants. However, the new MRT station at Great World will improve travel options and there is a bus shuttle service to Tiong Bahru MRT during peak times.More information on Valley Point
