The table of recent relocations in our Q1 2024 Office market Review may give the impression that the market is brisk. However, many of these cases are tenants either: a) Downsizing or b) Rightsizing or c) Consolidations d) Enforced Relocations or e) Re-stacking within the same building.
It is important to acknowledge that the net take-up of space in the overall market is much more modest than would appear, with the general occupancy rates of most buildings still very high, since the majority of existing tenants have extended their current leases.
